TDC Community Framework Holistic/Empowerment Implementation Program
TDC has embarked on a 5 year/200 Homes Holistic Community Revitalization Initiative. We plan to preserve, renovate and build new infill and new housing developments in the Tri-Communities of North Titusville, South Titusville and Woodland Park, by 2024.
TDC Housing Development Initiative
This Initiative is a comprehensive holistic approach to Community Housing Development. TDC is a Community Housing Development Organization.(CHDO), and a member of the National Community Reinvestment Coalition and Building Alabama Reinvestment. This Initiative will focus on 6 areas of housing development in the Tri-Communities.
TDC Emergency Repair Program(ERP)
this Initiative is designed to support fixed income seniors that own their homes and have a need for critical repairs to their houses.
( i.e. Roofs, HVAC, bathrooms, etc.) TDC is projecting to do 30 additional ERP’s. TDC has already done 9 ERP’s in the Tri-Community area.
TDC Rehab Program(TRP)
This Initiative is designed to acquire, renovate and sell renovated properties to families that need safe decent affordable housing. This will help replenish the existing housing stock in the Tri-Community area. These houses can be acquired for minimal costs and renovated into quality housing that provide buyers a good housing choice to live. .These houses would be affordable to incomes in the area.median. TDC plans to rehab 15 (TRP’s) .
TDC Scattered Site New Homeownership Program(SSNHP)
This Initiative is designed to build new houses on the many scattered site lots in North Titusville area. These lots would be developed into new quality Workforce Housing for Birmingham residents. In North Titusville alone there are over 400 vacant houses and/ or lots. TDC plans to build 50 new scattered site homes. We have already started the first 2 new houses and have secured financing for an additional 4 new houses
TDC New Housing Developments(NHD)
This Initiative is designed to build new workforce and market rate housing developments in North Titusville. Through Joint Ventures and Collaborative Partnerships, Titusville will provide different housing options to new homebuyers. These developments will consist of various types of designs and models and varying square footage. These homes will cost approximately $140,000-$200,000, which are affordable for incomes of $37,500-$52,500. TDC will develop 50 new homes. We are planning to build 16-20 new homes in the next 18 months.
TDC Multifamily Housing Program(MHP)
This Initiative is designed to acquire and renovate Multifamily units in Titusville. Most of the Multifamily developments that we acquire will be focused on small Multifamily developments(5-50) units. In North Titusville, we have an 82% renter population that is in need of renovation and upgrading. We know that our residents are living in substandard housing due to lack of investment in the properties by private owners. This has created an opportunity for TDC and our Partners to invest and upgrade the quality of living of these poorly maintained units. TDC plans to acquire and renovate 50 units of Multifamily apartments.
